L.I. Real Estate Expert Says Market Is the Strongest Since 2006

For homeowners selling a house or co-op in Queens and Long Island, the news continues to be very good.  With interest rates remaining at record low levels and housing prices inching up, home sales are very strong.  The August housing numbers, just released by LIBOR (Long Island Board of Realtors), show robust sales activity and a steady rise in the price of homes sold in Queens, Nassau and Suffolk.

The sold median home price in August for Long Island, including Queens, Nassau, Suffolk, has climbed to $410,000, representing a 2.8% increase over last year.

According to Joseph E. Mottola, CEO, Multiple Listing Service of Long Island, a subsidiary of LIBOR, “This is a good indication that buyers have regained confidence that real estate is still a good long-term investment. We are currently on track to have the strongest local housing performance since 2006.”

Queens reported an average sold home price of $425,000, which represents a 6% increase over last year.  Nassau County reported a $470,000 sold home price in August, representing a slight increase over $468,500 reported by MLSLI last year. Suffolk County reported a sold median price of $347,500, which represents a 3.7% increase over a year ago.

The summer’s strong sales indicates that homeowners can expect to continue to sell at higher prices, as inventory remains low.  In fact, total inventory for all three markets declined 3% over last August. For homeowners, now may be the best time in years to sell a home in Queens and Long Island.
